Design Smart Living prepare all required architectural plan documentation and associated documentation with the assistance of third party consultants as required to obtain your building approval.  The approval process can be approached in one of two ways:

  1. DA/CC (Development Application and then further more Construction Certificate Application)
  2. CDC (Complying Development Certificate)

Design Smart Living prepare all required architectural plan documentation and associated documentation with the assistance of third party consultants as required to obtain your building approval.  The approval process can be approached in one of two ways:

  1. DA/CC (Development Application and then further more Construction Certificate Application)
  2. CDC (Complying Development Certificate)

DA/CC

The DA/CC process is the most common method of obtaining the relevant building approvals. This itself is a two-step process. The Development Application is series of plans and documents for a request of permission to carry out a particular development. This is lodged with a local Council. Once Council have assessed the application, a development consent is issued. This completes the first stage of the DA/CC process.

The second phase of the DA/CC process is to carry out further detail to the architectural plans in order to obtain a Construction Certificate. Generally a structural engineer and other third party design consultants are required to complete their roles in the project and issue Construction Certificate Drawings. In collaboration with these other consultants, Design Smart Living will submit a Construction Certificate application to a Private Certifying Authority (or you may elect to use Council for the CC). Once the conditions of the consent have been adhered to and the appropriate level of detail have been added to the plans, the Certifier will then issue a Construction Certificate. This is your official approval to commence construction of your project.

CDC

Complying development is a fast-track approval process for straightforward residential, commercial and industrial development. If the application meets specific criteria, it can be determined by council or accredited certifier.

The CDC process requires the project to meet strict design parameters of the SEPP (State Environmental Planning Policy). We can advise you at the early stages of the project if a CDC is a possible option for your building approval.
